Q: Are Gamble Creek Estates & Gamble Creek Preserve separate subdivisions?
A: They are in the same subdivision but platted in phases. There will be one Homeowners Association.
Q: How large is the subdivision?
A: The subdivision consists of 163.5 acres of gross area with 161 lots and over 57% open space. The open
space ratios are double of what is required and are one of the highest in the area with a density of less
then 1 unit per acre. In Gamble Creek Preserve there are approximately 50 acres of virtually untouched
preserve with just 19 lots.
Q: Who provides the utility services?
A: Sewer and water are provided by Manatee County, electric is provided by Peace River Electric, phone
service is provided by Verizon and cable is provided by Brighthouse Networks. The entire project uses
reclaimed water for irrigation, one of the first in the area.
Q: What lot sizes are available?
A: In Gamble Creek Estates there are 3 lots sizes. There are 116 lots that are 85’ in width by approximately
145’ in depth and there are 26 lots along Golf Course Road that are 100’ in width by approximately 130’
in depth. However, these lots also have the benefit of a 50' deep landscape buffer. The Preserve on
Spencer Parrish Road is more secluded and the 19 homesites in the Preserve which are 95’ in width by
175 in depth minimum and have a high degree of privacy and separate access.
Q: What are the set backs for the lots?
A: The minimum set backs are Front Setbacks of Estate Lots 30' and the Preserve Lots 35’ except all
perimeter lots in all phases may reduce the setback to 15' if side loaded garages are used, Side Setbacks
on all lots 7.5'except perimeter lots on Golf Course Road and Spencer Parrish Road are 10' and Rear
Setbacks on all lots 15' except for lots on the water which are 30'. No pool cages, swimming pools or
enclosures are allowed within the rear 15’ on perimeter lots.
Q: What recreational amenities will be provided?
A: Currently the project has an all purpose sports court, a children’s tot lot and a lakeside gazebo clustered
more or less in the center of Gamble Creek Estates with access to the Preserve by several shell trails and
wooden bridges. There is sufficient extra land to install a pool and other facilities if desired by the
Association in the future. For example, a volleyball court, pool or related facilities could be added on land
near the sports court or tot lot, or further west in the northwest corner.
Q: How are the ponds and other areas to be maintained?
A: The ponds are all common areas as are the several recreational areas and entryways. These are to be
maintained at the direction of the Association Board of Directors, subject to the Association’s annual budget.
Q: Once a home is built, are there any restrictions as to the resale of a homeowner’s property?
A: There are no restrictions related to the resale, except as outlined in the Association documents.
Q: How soon does a lot buyer have to build a home?
A. There is no restriction at this time but there will likely be a restriction added after a certain number of lots are sold.
Q: What is the initial Homeowner Association fee?
A. The initial Home Owner Association Fee is budgeted $100.00 per month
Q: Can a Buyer use any Builder?
A. Yes, as long as the builder follows the architectural guidelines. |
